Located just meters from the shore of Sydney’s Bondi Beach, North Bondi II Residence was transformed from a 1980s building into a contemporary, four-bedroom urban villa. Designed by Arent & Pyke, the project presented a unique set of challenges, including height restrictions for internal installations, and a need for strong structural support to enable the removal of walls and creation of a spacious, open-plan living area.
Nestled just meters from the shores of Sydney’s Bondi Beach, the North Bondi II Residence is a testament to the transformative power of design. Originally a 1980s building, the house has been meticulously reimagined by Arent & Pyke into a contemporary, four-bedroom urban villa. This project was no ordinary renovation, demanding a skillful balance between preserving the existing structure and carving out a vibrant, modern living space. 
The inherent challenges of working with a coastal property were tackled with expertise and ingenuity. The design team meticulously considered the durability of materials, ensuring they could withstand the salty air and harsh weather conditions. The original house presented a significant hurdle: low ceiling heights and cramped service areas. To address this, the architects employed meticulous structural interventions, ensuring the existing structure could support the removal of walls and the creation of a spacious, open-plan living area.
Despite the proximity to the ocean, the owners desired a home that transcended the typical beach house aesthetic. Spreading across three levels, the home features a dedicated studio, a cinema room, a music room, a study that doubles as a guest room, and a generous living area that commands breathtaking views of Bondi Beach. The design embraces an eclectic mix of art, curated with care to complement the vibrant lifestyle of the young and active family. The result is a harmonious blend of style and functionality, a modern sanctuary that seamlessly integrates the spirit of the coast while embracing a distinct sense of contemporary living.
